Commercial Leases:

Commercial Leases - There are many similarities between commercial and residential leases, however, there are also differences. The residential leases tend to be regulated by national laws that do not affect commercial rents. Residential leases are covered by regulations to ensure that the rented residential property meets the basic standards set by law on housing conditions. Also laws set out certain rights and obligations of the parties. Since housing is a basic need, the law requires such minimum standards.

On the other hand, industrial leases are for things like office space, a retail store or for use as a warehouse. The industrial leases are viewed as contracts between business people known to have had the opportunity to fully negotiate the terms of income.

For example, in most commercial situations the law provides that the rights and obligations of the parties are governed by the terms of the lease.

Certain types of industrial leases are regulated by law more than others. However, that will depend on the nature of use and the nature of the industry or business. This type of contract will be governed by the parties who are interested.

In Nicaragua there is even a special law to address this specific topic for which must be guided by the concept and all the rules of Article 2810C Lease. When the parties are to perform a contract of this nature the parties will decide special provisions to contain it.
