Nicaragua Residential Lease is covered in Nicaragua Property Income and is based on the Rule 2810C of our Civil Code which reads: "lease or location is called the contract by which two parties agree each other, one to grant or temporarily transfer the use or enjoyment of one thing and the other to pay for the use or enjoyment of a certain price and true. It's called the Landlord or landlord gives the tenant thing and Leasing, Landlord and Tenant the recipient. This Agreement may not be more than ten years except 2820C rural lands for farming. Rights and obligations created by the lease Landlord Rights and Obligations Although not agreed in the contract the landlord is required to: - To deliver to the lessee the leased apartment with all his belongings and also to be in good condition for its use agreed, and the optimal conditions of hygiene and safety of the building.
- To preserve the leased apartment in good condition, except for normal wear and use suffered by the property, but making all necessary repairs such as: maintenance work, functionality and safety of the building.
- A not to impede the use of the apartment, except in urgent and essential repairs.
- To ensure the peaceful use and enjoyment of the apartment around the time of the contract.
- The delivery of the apartment is made at the time agreed.
The landlord (in the lease) may not:- Change the way leased apartment.
- Intervene in the legitimate use of the leased apartment, except in urgent and indispensable.
- If the landlord fails to make necessary repairs to the use to which it is intended the apartment, the tenant has the option of appealing to a judge to rule as that applicable law or terminate the lease.
Rights and obligations of the tenant:- To pay the rent in the manner and time agreed.
- A reply from the apartment suffered damage to its fault or negligence.
- To make use of the apartment only for the use agreed or according to their nature.
- To pay the rent from the day you receive leased apartment, even though the contract was concluded earlier.
- The rent must be paid at the agreed place, if he had not agreed, at home or office tenant.
- If by accident or force majeure prevents the tenant fully leased apartment use, generally have the right not to pay rent for the duration of the disability (total or partially).
- To preserve and care for the leased apartment.
- Restore the leased apartment at the end of the contract.
Cause of lease termIn general, can be causes of the lease term: - Death of landlord or tenant, as has been expressly agreed.

- For contravening the landlord an obligation to deliver to the lessee the leased property in good condition.
- For total or partial loss leased apartment (total or partial impairment of the use of the leased property).
- By the existence of defects in the leased hidden.
